Construction cost £800,000

This was a very high quality new build domestic dwelling incorporated into the existing walls within Thirlestane Castle walled garden.

The house was built with a structural timber frame clad in a mixture of local whinstone walling, blockwork & render with ashlar sandstone to bay windows and door openings.

The roof was covered with natural slating and lead flat roof section and flashings.

The main reason to include this new build house as a relevant example of previous work is the services side of the project.

Borehole to provide heat to thermal store & domestic water from same borehole via water softener.

Underfloor central heating on ground and first. Ground floor heating in solid floor construction, upper floor in heat transfer plates beneath timber floor surface.

Back up/boost heating system comprising oil fired condensing system boiler.

Hot water and under floor heating water fed through two linked thermal stores.

Back up generator & switch gear to provide power to house during times mains supply is disrupted.
